The pre-construction phase took slightly longer than what you’d typically expect for a project of this size. That was because we had to work with our client’s insurance company, who were covering the cost of the work, to develop a scope of works and budget that accurately reflected what was required to remedy the problem. This involved additional surveys and correspondance over and above what is usually required. Nevertheless, we eventually got the green light and could get stuck into the project.

Our first task on site was to strip out and dispose of all the damaged internal fittings. This included the kitchen, flooring, doors, and skirting in most areas as well as parts of the plasterboard walls. It was only once this was complete that we could remedy the water leak. Before we could begin replacing the removed items we had to dry the home out, to ensure any residual moisture was extracted so it couldn’t damage any new installations. This was done using large industrial heaters and dehumidifiers; warming up the home evaporated the water contained within, and the dehumidifier then dried the warm moist air created to complete the drying out process. This took a few weeks before we could return to complete the project.

In terms of the new installations, we’ve fitted a brand new bespoke two-tone kitchen complete with quartz worktop, integrated appliances, and a breakfast bar. All of the internal joinery has been replaced including the doors, now oak veneer cottage style, skirting, and architrave. The floor covering chosen is an oak effect luxury vinyl tile, a great alternative to solid wood flooring due to it’s similar qualities but cheaper price. Finally, we’ve given the affected areas a fresh coat of paint, with white chosen for the walls and grey for the joinery.

Conclusion

With the project now complete, our client has a newly renovated Entrance Hall, Kitchen, & Living Room, as well as a new boiler to replace the old broken one. Most importantly, all the damp issues have been resolved so these new installations should last for several years.
